Can I Live In Antalya Permanently?

29 August 2021

It’s a question that might cross your mind as you relax on the beach or by the pool. You look around your Turkish paradise and wish you never had to leave. The thought of being able to enjoy the food, the scenery, the culture and of course the climate all year round is increasingly appealing. And so you wonder – can I live in live in Antalya permanently?

The simple answer is yes, you can. Of course, whether you are able to will depend on all kinds of other factors, from family commitments to finances, but if you can get everything in order then there’s no problem with moving to Antalya full-time.

Here’s a guide to what you need to know and some points to consider to get you started.

You’ll need a residence permit

As a tourist, you can stay in Turkey for 90 days of 180, calculated on a rolling basis. You might not even need a visa, depending on where you’re travelling from. If you want to live in Antalya full-time, though, you’ll need a residence permit.

Most people apply for a short-term permit, which is easily obtainable. Requirements vary, but you’ll need to prove you have somewhere to live by showing either a rental agreement or, if you’ve bought your dream property in Antalya, your tapu (tap-oo), or deeds. You might also be asked for other information, such as proof you are able to support yourself financially, and you’ll need health insurance if you are under 65 years of age.

Once you have been here for a certain amount of time, and subject to various conditions, you can apply for a long-term residence permit.

How will you live?

As a foreigner, you may not work freely in Turkey. If you get a job, your employer must apply for a work permit on your behalf. If you start a business, you will have to meet certain conditions before being able to work in it yourself. It’s a complex subject, so if this is something you want to look at, seek professional advice.

Some people decide to work illegally, but the risk of being caught, fined and deported is very real. If you need to work to support yourself after your move to Antalya, consider your options carefully.

Many expats who live full-time in Antalya are in receipt of a pension. This doesn’t render you liable to pay tax in Turkey and can often even be paid directly into your Turkish bank account – talk to the relevant department in your home country if this is your plan.

Money, money, money

Traditionally, many expats have moved their money into Turkey to benefit from high interest rates. They have been able to live on the monthly income alone without needing to touch their capital. This is risky – interest rates have fallen drastically even in the past few years, so if you’re considering it, it also makes sense to have a Plan B.

Similarly, while the current exchange rate is high and you get more bang for your buck if converting from GBP to TRY, for example, be aware that if you need to move your money the other way, you could lose out. Something to bear in mind if there’s a chance you might need to return to your home country quickly.

The cost of living

How much you need to live comfortably in Antalya will depend on the lifestyle you choose. If you buy a luxury villa with an infinity pool, run a car and eat out several times a week, you’ll naturally need more disposable income than if you live in an apartment in Antalya city, plan to cook at home and use public transport. Work out your budget accordingly.

When it comes to buying goods in Turkey, from furnishings for your sea view villa in Kalkan to a new bicycle, try not to compare the price to your home country. It’s unrealistic in many cases.

The citizenship investment scheme

The thought of buying the home of their dreams and gaining Turkish citizenship has meant a surge of interest in the citizenship for investment scheme. There are several advantages to holding a Turkish kimlik (keem-leek), not least being able to work wherever you choose.

Currently, you need to invest just $250,000 in Turkish property. You’ll need to commit to owning it for three years and satisfy various other conditions, but many people who long to live in Antalya are finding it’s the best way to achieve their dream.
